- leaselens.ai — a free quick-view tool that lets you upload a lease PDF and get a one-shot summary in your browser. No account needed, no integration with downstream workflows. Useful when you have a single lease in hand and want a fast read.
- LeaseTrace (formerly LeaseLens) — a paid commercial-real-estate lease abstraction service for brokers, REIT analysts, and CPA audit teams in HK, Singapore, and Tokyo. Page-level citations, 40-60 structured fields, Excel and Argus-compatible export, multi-jurisdiction schema covering HK 印花税 / SG GST / JP 敷金 礼金 更新料.
Same problem space, different products and different buyers. Below is what we are and what we're not.
Why we renamed
We launched as LeaseLens in early 2026. By May we discovered the name was being used by a separate free tool (leaselens.ai) in an adjacent niche. To avoid sustained confusion — and because our product is a different shape from theirs — we renamed to LeaseTrace in May 2026. URL paths under /leaselens/* still resolve for stable customer recovery links, but the brand going forward is LeaseTrace.
Where leaselens.ai is better
- Free — zero cost for a one-time look at a single lease.
- No commitment — paste a PDF, get an answer, leave.
- For individual tenants and curious one-offs — if you're an individual reading your apartment lease, leaselens.ai is fine.
Where LeaseTrace is built differently
LeaseTrace is built for the workflow a professional uses, not for a one-time look:
Page-level citations on every field. Every value in the output Excel links back to the exact page and quote in the source PDF. Auditors require this. Brokers preparing tenant rep memos require this. ChatGPT-style summaries don't have it.
APAC-aware schema. LeaseTrace's 40-60 field schema includes jurisdiction-specific fields:
- Hong Kong: 印花税 stamp duty, government rent, rates, management fee
- Singapore: GST, reinstatement bond, service charge
- Japan: 敷金 (shikikin), 礼金 (reikin), 更新料 (koshin-ryo), 共益費 (kyoekihi)
US-trained NLP models, including most generic lease tools, miss these fields entirely or misclassify them. LeaseTrace is purpose-built for APAC commercial leases.
Excel + Argus export. Output goes into the underwriting models you already use (Argus Enterprise CSV-compatible, Excel templates with formulas preserved). Not a chat thread, not a PDF summary.
Audit trail. Every extraction has a stored, retrievable version with citations and confidence scores per field. If a downstream user disputes a value, you can show them where it came from.
Per-lease pricing, no subscription. $24 one-time per lease (or $179 for a 10-pack, $649 for a 50-pack). No monthly fee, no seats, no commitment. Tokens never expire.

Honest scope
LeaseTrace v1 covers English-language commercial office leases in HK / Singapore / Japan, with Traditional Chinese and Japanese scanned-lease support on the roadmap. We do not cover:
- US commercial leases (Lextract and Prophia are stronger here)
- Residential leases (out of scope; for Japanese residential 敷金 disputes see our other product Shikikin)
- Property management workflow (that's a different product category — see Leasecake or AppFolio)
